Magnice Settlement

Magnice is located in the center of the Kobierzyce Commune, which again was won the 4th place in the “Human capital and lifestyle” category in the Forbes’ ranking that evaluates the attractiveness of Polish cities and towns. This high place is due to its continuous efforts in the area of infrastructural investments that support social and economic development.

Our concept is to create an optimized functional layout of both the entire housing estate and its individual elements.

The short distance from the historical palace and park complex and the low density of both existing and planned construction located in the vicinity of our housing estate guarantee to the future residents perfect conditions for living, rest, and recreation.

The functional layout of the building is very transparent and strictly subordinated to the needs of the users. The building consists of two floors and an attic to be arranged by the buyers. On the ground floor in each home there is a vestibule, a hallway, an adjoining kitchen with a living room, a toilet, a technical room, and a garage for one car. On the upper floor there are four bedrooms, a bathroom, and a laundry room. 

The simple, timeless architecture, with the building covered with a roof without eaves, and the comfortable and well-designed interiors are the key strengths of our buildings. They combine elements of classic architectural solutions with modern, open spaces. The two full floors ensure spacious rooms, which provide a high degree of freedom in arranging the interiors.  

Our offer includes both the builder’s finish standard and the turnkey standard.

Internal plaster - cement-lime walls, smooth-troweled (no paint); ceilings: gypsum or cement-lime plaster, smooth-troweled (no paint);
Staircases - prefabricated reinforced concrete;
Ceilings above the upper floor: 1 layer of plasterboard on a cross frame;
Entrance door: Wikend, with a side transom light, Termo frame, U=1.0 W/m²;
Electric sectional door, UniPro by Wiśniowski, U=1.07 W/m²;
Attic - floor made from wood-based materials, thermal insulation in the lower band from mineral wool, 25 cm thick, vapor barrier;
Driveway and walkway to the building - concrete pavers;
Patios from composite planks, 2 m x 7 m;
Fence: the back and the sides: panel fencing, up to 1.2 m high; the front - with a concrete side; gate, wicket - panel fencing, up to 1.5 m high;
The site will be cleaned after the construction works - to be arranged by the buyers;
Water and sewer system;
Central heating system with radiators and a boiler; floor heating in the bathroom on the upper floor;
